⛔️ [WARNING] DO NOT RENT/STAY IN THIS CONDO ⛔️ Unit: 121 on 7th Floor (Building A) Owners: From UK Agency: AsiaGate Alliance (Own By Sophia From SG) First of all, the amenities of this new condominium is a far cry from what other Bangkok condo is typically renowned for⎯ High floor rooftop pool, private large coworking room and other cool stuff. They not only don't have these, the asking rental price is high (1BR @THB35K). Lobby entrance to lift has a stairs, making it hard to travel frequently with luggages. In other condo, security guards are warm & friendly but here it’s the opposite here. 🌿 My Story I was the 1st foreigner tenant of this unit who rented long term on Late March 2024. After paying my first 'Good faith' deposit, I realised the main rental contract made by Sophia is insidious but she called me paranoid for being worried. My mistake was to sign it after seeing how nice the interior decor was & how new the condo is. Since my first month, I observed multiple issues in this condo including breach of privacy. When I discuss about termination with the agent, I was repeatedly blackmailed & threatened. Unusually high amount of termination fees was demanded (as per contract). I planned to leave peacefully, sacrificing my 2 months deposit while leaving the house in immaculate condition. 3 nights ago on 5 June 2024, both the agent & jurisitic team unlawfully prevented me from returning to my home to get my possessions including my passport. I went to the Police station to file a report. The owner & agent refused to listen to the police's instructions & continued to exhort more money from me even though it is illegal under Thai Law. Juristic enabled it by instructing the security guard to prevent me from leaving the premises. I called the police to the condo to resolved this and there was witness. That's why I am now able to type this for all of you to know (They discouraged me from seeking help from police saying that 'This is Thailand not Singapore'.). 👉🏻 WHY YOU SHOULD NOT RENT HERE / BOOK AIRBNB HERE: ➊ AirBnB Drama To all AirBnb guest & visitors, you are totally NOT welcomed here. The security spends all their time & effort to pounce on anyone arriving with luggages rather than greeting residents like other condo does. It is normal to see new guest being shouted at. The reason this is that there is a group of Mainland Chinese who runs 15+ cheap minimum 1 night 'Daily Stays' airbnb units here (There were others too). In my first week after moving in, I realise all my surrounding unit are airbnb properties which I am totally okay with. But the condo was not. The China hosts uses 'Personal Driver' to drive guest into the basement or ask them to collect access card outside of the condo. They run this business for 9 months+ under the security's nose. But the juristic assumes that my friends who stayed over are all Airbnb guest & this was used to blackmail me by the agent. When we abide to their rules of registering passport upon arrival, a justric personnel made snarky comments to my friend about how he isn't supposed to stay over. I felt like I was entangled in a web here and didn't want to live here anymore. Yet if I terminate with notice, I will be extorted for unfair additional compensation. I decided to leave quietly and cut my losses of my 2 months deposit not knowing the condo will assist in enabling unlawfully events to happen in the compound. ➋ Juristic Team Will Invade Your Full Privacy They use CCTV to watch who enters each unit or where you place your access card. They reported to my agent when I returned overseas and stalked me when I went for my last swim⎯ You are no different from being a prisoner (Despite being a kind & courteous resident). ➌ Low Value Amenities ➍ Thin Walls ➎ Immoral Practices They enabled an illegal extortion from happening without hearing from my side of story nor to involved the legal authorities. ❻ AsiaGate Alliance Agency The rental contract follows neither Thailand nor SG practices. Please don't make the same mistake by sending any deposit to begin with.
Not recommend for people staying on Airbnb because security guards is not friendly here, they look as Airbnb guests as if they would come in and do physical harm. Especially those who come to stay are women. Feeling threatened make you feel terrible Definitely will not set foot here again.
Dear follow Landlords, Please be careful when renting your place to Avy Artemis from Singapore. She is an Air BNB operator, defaulted on rental payments and have caused many issues for the JP. Till date, she still does not want to return the access card despite moving out.
Terrible smell throughout the building, in the gym, in the parking lot, in the units. The concealed air conditioners were improperly installed. Piping and drain smell permeates the entire building.
Beautiful condominium with a modern design, but it's a bit expensive.
